Phase 1

The development of Phase 1 was a joint venture between Development Securities, Morley Fund Management and Insight Investment.

Designed by Sidell Gibson this award winning, completed development comprises a total of 630,000 sq ft of built space with two architecturally striking high specification office buildings of 193,000 sq ft and 145,000 sq ft net. These have been let to major companies including Prudential, Kingfisher and Chiltern. This phase establishes a mix of uses incorporating 219 residential apartments, all of which have been sold and over 95,000 sq ft of shops, restaurants and leisure facilities on the canalside around a central lawn area. The retail offer within Phase 1 includes the following: Cannons Health and Fitness Centre, Toni and Guy, Starbucks, Suvari's Dry Cleaners, Sainsbury's Local, Pret a Manger, Tossed Salad Bar, ABI Dental Care Private Dental Surgery, Subway Sandwich Bar, The Union Bar and Restaurant, Yakitoria Japanese Restaurant, Zizzi’s, pizza/pasta restaurant , Pearl Liang restaurant, Apex Sports Shop, Metro Golf (virtual reality golf), Seabass Restaurant and Gurme Delicatessen Cafe.

PaddingtonCentral Management Company is responsible for the running of PaddingtonCentral and organising events and promotions in the amphitheatre and on the estate and can be contacted on 020 7266 7440.


Phase 2

The next phase of development at PaddingtonCentral fronts Kingdom Street, a central boulevard leading to an open space with extensive landscaping. Kingdom Street provides a pedestrian-friendly and relaxed atmosphere complementing that created in Phase 1.

Construction on One Kingdom Street, designed by Sheppard Robson architects, is complete. With floorplates up to 26,800 sq ft, the building has been designed with opportunities for both horizontal and vertical sub-division of individual floors.

Construction has also started on a 206 bedroom hotel let to the Accor Group. The hotel will operate as a 4* Novotel with a restaurant, bar, meeting and conference rooms and leisure facilities.

Phase 2 is a joint venture between Development Securities, Morley Fund Management and Union Investment.

Future Phases

Construction has commenced on Two Kingdom Street, a striking 360,000 sq ft net office building incorporating a further 33,000 sq ft of B1c Studio accommodation. The building is designed by Kohn Pederson Fox with floorplates of up to 38,000 sq ft with opportunities for both horizontal and vertical sub-division of individual floors. The building could be delivered in a two year time frame.

There is capacity for a further 255,000 sq ft net office building to be provided as the final phase.

The future phase developments will be a joint venture between Development Securities and Morley Fund Management.
